The developer's website does not publish a UP RERA registration number for Enclave.
UP RERA lists two records with “Shri Vrinda Enclave” in the name. “SHRI VRINDA ENCLAVE-EWS AND LIG” is registration UPRERAPRJ583582/12/2024, promoter VRINDA HOUSING PRIVATE LIMITED, registered 13 Dec 2024, project address Mauza-Chharora, Vrindavan, declared date of completion 28 Jan 2027. “SHRI VRINDA ENCLAVE-PHASE-1” is registration UPRERAPRJ362141, promoter VRINDA HOUSING PRIVATE LIMITED with co-promoters, registered 21 Nov 2022, declared date of completion 28 Jan 2027.
The developer's website does not say which registration covers the plots it sells, and it names no legal entity. We have not matched either record to the plots offered, and the first record's name refers to EWS and LIG housing. Ask the developer which registration number applies to your plot. The developer lists Enclave as Ready to Move, while these records give completion dates in 2027, so ask what is complete today and what each registration covers.

Where Shri Vrinda Enclave is
The developer places Enclave in Rukmani Vihar and describes the area as an established residential zone with easy access to main Vrindavan.
The first UP RERA record in the approvals box gives its project address as Mauza-Chharora, Vrindavan; the second record shows no address. The developer's website gives no street address and says that exact location, distance and travel time may vary; it offers a location map and GPS pin on request. The map below is a search for Rukmani Vihar, not a pin on the plots. Ask for the GPS pin and compare it with the address on the RERA record.

Title and ownership
Ask for the title documents for the land and have an independent lawyer read them. The developer's own website tells buyers to consult an independent advisor or bank for legal and loan advice.
Approved layout plan
Ask for the layout plan approved by the competent authority and find your plot number, size and road width on it. The plot you are sold should match the approved plan.
Plot area and rate
The area in the agreement and the rate per sq.yd should match the price sheet you were shown. Ask what the rate covers and which charges are extra, and get the answer in writing.
Status and what is built
The status labels on the developer's website are the developer's own. On a visit, look at the roads, water, electricity and boundary, and ask in writing what is complete and what is still planned.
Payment and receipts
Pay only into the account named in the agreement or on the RERA record, never in cash, and ask for a receipt in the promoter's name.
Registry and possession
Ask when the registry will be done, who pays the stamp duty and registration charges, and when possession is handed over. Get these terms in writing.
