The developer states that Ksons Tattva is MVDA approved. We have not seen the approval and cannot confirm it. Ask for the layout approval order and compare it with the approved layout plan. We searched the registered, completed, abeyance, withdrawn and NCLT project lists on up-rera.in for “Tattva”, “Ksons” and the project name and found no residential record for this township.

What to check before you book Ksons Tattva
Ask for each of these in writing. The developer, not GuruVista, issues the documents.
UP RERA registration
Ask the developer for the RERA certificate and the registration number that covers the plots you are offered. Compare the number on the certificate with the record on up-rera.in, and check that the promoter named there is the one named in your agreement.
Title and ownership
Ask for the title documents for the land and have an independent lawyer read them. The developer's own website tells buyers to consult an independent advisor or bank for legal and loan advice.
Approved layout plan
Ask for the layout plan approved by the competent authority and find your plot number, size and road width on it. The plot you are sold should match the approved plan.
Plot area and rate
The area in the agreement and the rate per sq.yd should match the price sheet you were shown. Ask what the rate covers and which charges are extra, and get the answer in writing.
Status and what is built
The status labels on the developer's website are the developer's own. On a visit, look at the roads, water, electricity and boundary, and ask in writing what is complete and what is still planned.
Payment and receipts
Pay only into the account named in the agreement or on the RERA record, never in cash, and ask for a receipt in the promoter's name.
Registry and possession
Ask when the registry will be done, who pays the stamp duty and registration charges, and when possession is handed over. Get these terms in writing.
MVDA layout approval
The developer states the township is MVDA approved. Ask for the approval order and the approved layout plan, and check that the order names this land and this developer.
Expression of interest
Ask whether the ₹3 Lakh EOI is refundable, what it secures, and in writing what happens if the approvals or the RERA registration are not in place by the time you are asked to book.
Payment plan milestones
